Is now the right time to buy a home in North Texas?

August 15, 2026

North Texas keeps pulling people in. The Dallas-Fort Worth metro adds residents faster than almost any region in the country, and the housing market reflects that demand every single day. The honest answer to whether now is a good time to buy depends less on headlines and more on a household's numbers. Buyers who treat the question as a personal finance decision rather than a market-timing bet tend to make better choices.

The fundamentals in North Texas remain strong. Corporate relocations continue to bring jobs to the region, and the population growth that started a decade ago has not slowed. New construction has been a defining feature of this market, with builders adding inventory in Frisco, McKinney, Celina, and the outer suburbs where land is still available. That supply has given buyers more options than they had during the frenzy of a few years ago, when homes sold in days and bidding wars were the norm. Inventory has loosened enough that a careful buyer can actually compare properties, negotiate on price, and ask for repairs without feeling rushed.

Mortgage rates remain elevated compared to the historic lows of the early 2020s, and that has pushed monthly payments higher for anyone buying today. The market has adjusted to this reality, though, and sellers, builders, and lenders have all recalibrated. Buyers who sat on the fence waiting for rates to fall have watched prices climb in the meantime, which means the total cost of waiting often exceeds the savings from a lower rate. The math is different for every household, but the pattern is consistent: timing the rate perfectly is hard, and the cost of waiting compounds.

What actually matters is whether the monthly payment fits a buyer's budget with room to spare. Texas has no state income tax, which helps, but property taxes here run higher than in most states, and that affects the full picture of affordability. Buyers should stress-test their payment at a rate a point or two above today's quote, because that is the real risk in any purchase. A home held comfortably for five to ten years is a different investment than a home that might need to be sold in a downturn, and that horizon should drive the decision more than any single rate move.

North Texas is still a market where long-term owners tend to come out ahead, but only if the purchase fits the buyer's life and budget. The right time to buy is when the numbers work for a household, not when a headline says the coast is clear.
